ALR’s maintenance inspection reports are formatted specifically to satisfy IKO’s documentation requirements. Our multi-point inspection covers six system categories: shingle and surface integrity (granule loss, cracking, hail bruising), flashing and seals (all chimney, skylight, vent, and transition points), eavestrough and water management (pitch, blockage, fascia separation), attic ventilation and insulation (soffit balance, exhaust flow, moisture, frost), decking and structural integrity (soft spots, sagging, delamination), and soffits, fascia, and exterior. We physically get on the roof and enter the attic. Every visit generates a written report, photo documentation, and an updated Roof Health Score.

Yes. ALR accepts maintenance plan clients regardless of which company installed the roof. We’ll conduct an initial baseline inspection to document the current condition. This becomes the starting point for your annual Health Score tracking. There’s no requirement to use ALR for any identified repairs as a condition of enrolment.

Yes. Our Commercial plan is fully customised to the property—the number of buildings, roof type (flat, low-slope, or steep-slope), visit frequency, and reporting requirements. Commercial clients receive capital planning reports that project replacement timelines and costs—particularly valuable for strata boards, property managers, and asset managers preparing annual budgets.

Minor issues, like small sealant failures, slightly lifted flashing, and minor debris in valleys, are addressed on the spot as part of the maintenance visit.
