A properly designed flat roof isn’t actually flat. It has a minimum slope of 1 to 2 percent toward internal drains, scuppers, or edge terminations to move water off the membrane surface within a matter of hours. When water pools, it means that design slope has been compromised, blocked, or was never adequate to begin with.

The most common causes we find in Alberta commercial buildings are blocked or undersized internal drains (clogged with debris, gravel, or HVAC condensate deposits), insulation that has compressed unevenly over years of foot traffic or HVAC equipment vibration, structural deflection in the decking below, and original installation that didn’t achieve minimum slope to drains in the first place.

In Alberta’s climate, the freeze-thaw cycle turns a drainage problem into a membrane destruction problem rapidly. Water pools, temperatures drop below zero, the pool freezes solid. As it freezes, it expands and exerts outward pressure on any seam, lap, or termination edge it touches. When it thaws, it contracts and pulls. 02.Check and Clear All Accessible Drains

Debris, gravel, HVAC condensate scale, and organic material can block internal drains and scuppers entirely.
