Direct Water Away From Your Foundation, Not Toward It

Downspouts are the vertical link between your eavestroughs and the ground. If they’re undersized, too few, or discharge too close to the foundation, every rain event and spring melt pushes water directly into your basement.

Most homeowners never think about downspouts until water appears in the basement. By then, the damage is done: erosion around the foundation, moisture in the basement walls, and potentially structural settlement from years of concentrated water pooling. Downspout optimisation is one of the least expensive and most impactful improvements in the entire drainage system.

Our Downspout Optimisation Process

Step 1: Evaluate Existing Placement

We assess your current downspout locations against your roof area and water volume. The general guideline: one downspout for every 20–30 linear feet of eavestrough run. Many homes we inspect are missing downspouts in critical high-volume zones, concentrating too much water through too few outlets.

Step 2: Size for Capacity

Standard residential downspouts are 2” x 3”. For larger roof areas, steep pitches, or high-volume drainage zones, we upgrade to 3” x 4” downspouts for significantly higher flow capacity. Undersized downspouts choke during heavy rain, causing the eavestrough to overflow.

Step 3: Extend the Discharge

Downspouts must discharge a minimum of 6 feet from the foundation. We install extensions, splash blocks, or underground piping to direct water to a safe drainage path. Ideally, discharge is directed toward a natural slope away from the home, never toward a neighbouring property, walkway, or driveway.

Step 4: Underground Extensions

For homes where surface extensions are impractical or aesthetically undesirable, we install underground piping that routes water from the downspout base to a discharge point well away from the foundation. Underground systems are buried below grade with a proper slope to prevent standing water and freezing.

Step 5: Connection Integrity

Every eavestrough-to-downspout connection is verified for proper fit, sealed against leaks, and secured with appropriate fasteners. Loose or disconnected downspouts allow water to freefall from the eavestrough, concentrating the full roof drainage volume at a single point against the foundation wall.

Step 6: Routing Optimisation

Downspouts are routed away from walkways, driveways, and high-traffic areas where discharged water would create icing hazards in winter. We consider the full path from roof to grade, ensuring the water ends up where it won’t cause secondary problems.

The Foundation Damage You Don’t See Coming

A typical 2,000-square-foot roof sheds approximately 50,000 litres of water per year in Western Canada. That water must go somewhere. Without properly placed and extended downspouts, it goes into the ground directly beside your foundation.

The damage is slow and invisible. Over 5–10 years, concentrated water causes soil erosion around the foundation perimeter, hydrostatic pressure against basement walls leading to moisture infiltration, freeze-thaw cycling in saturated soil causing heaving and settlement, and mold growth in basement wall cavities from chronic moisture intrusion.

Foundation repair costs—underpinning, waterproofing, structural correction—range from $10,000 to $50,000 or more. Downspout optimisation typically costs a fraction of that and prevents the problem entirely.
