Most homeowners think of insulation as a comfort feature. In reality, it’s the thermal boundary that determines whether your roof lasts 15 years or 25. Adding insulation without first air-sealing the attic floor is like putting on a sweater with holes in it. Warm air leaks around pot lights, plumbing stacks, attic hatches, and wiring penetrations, bypassing even thick insulation. The correct sequence: air seal first, then insulate, then verify ventilation.

R-Value: What You Need to Know

R-value measures insulation’s resistance to heat flow. Current Canadian energy codes recommend R-50 to R-60 for attic insulation in cold climates. Many homes built before 2000 fall well below this standard. We measure the actual R-value during every assessment.

Step 1: Measure Existing Capacity

We calculate the existing intake and exhaust capacity against the 1:300 ratio for your attic’s insulated ceiling area. This tells us exactly how far out of balance the system is, and where the shortfall lies.

We check every soffit vent for blockages (insulation pushed into the cavity, painted-over screens, debris accumulation). We also verify that exhaust vents are clear and functional.

Step 3: Evaluate Vent Types

Mixed exhaust vent types (ridge + box, ridge + turbine) are identified and assessed for short-circuiting. We recommend a unified exhaust strategy that functions as a single system rather than competing components.

Step 4: Check Fan Routing

Bathroom and kitchen exhaust fans are verified for proper exterior routing. Fans venting into the attic (a severe code violation) pump enormous volumes of moisture directly into the roof system. This single deficiency can destroy a roof from the inside out within a few years.
