It’s a diagnostic process that traces every visible symptom—ice dams, attic rain, ceiling stains, high energy bills—to its root cause. You receive a detailed report with photographic evidence, a prioritised action plan, and honest guidance on what to fix first.
Six Zones. One Connected System.
Zone 1: Exterior Roof & Drainage
Shingle condition, flashing integrity at every chimney, vent, and skylight. Eavestrough flow and alignment. Fascia, soffit, and drip edge condition. Ice-and-water shield behaviour at the eaves. Everything is photographed and documented.
Zone 2: Attic Insulation
Insulation depth and condition. Is it compressed, settled, or missing around penetrations? Attic hatch coverage. Whether soffit baffles are still in place. We measure actual depth against current code requirements.
Zone 3: Air Sealing & Vapour Barrier
Visible bypasses at pot lights, plumbing stacks, wiring penetrations, attic hatches, and bathroom fan openings. Vapour barrier condition where visible. These are the pathways warm, moist air uses to reach the cold attic.
Zone 4: Ventilation Balance
Soffit intake volume. Roof exhaust type and capacity (ridge, box, turbine). Whether intake and exhaust are balanced to the 1:300 ratio. Blocked vents. Mixed vent types that may be short-circuiting each other.
Zone 5: Moisture & Roof Deck
Frost on the underside of the decking. Dark staining or mold-like growth on rafters. Rusted nail tips protruding through sheathing. Saturated insulation. Condensation patterns. Signs of attic rain.
Zone 6: Findings & Action Plan
All findings are documented with photographs where conditions allow. Each issue is placed into one of three priority buckets: urgent, soon, or monitor. Recommendations tied to root cause, not just what’s visible.
Signs Your Home Performance Assessment Is Out of Balance
These symptoms indicate your attic ventilation system isn’t working as designed. Each connects to a specific failure point we check during the assessment:
- Ice dams forming at the eaves despite adequate insulation — suggests exhaust is pulling indoor air rather than soffit air
- Frost or mold-like staining on the underside of the roof deck — moisture is condensing on cold wood surfaces
- Attic rain — dripping from the attic during Chinooks or spring thaws as accumulated frost melts simultaneously
- Hot second storey that the A/C can’t keep up with in summer — superheated attic radiating down through the ceiling
- Musty or stale smell in upper floors — trapped humidity and stagnant air in the attic space
- Blocked or painted-over soffit vents — intake completely eliminated, system cannot function
- Multiple exhaust vent types installed on the same roof — ridge, box, and turbine vents, short-circuiting each other
- Bathroom or kitchen fans venting into the attic instead of to the exterior — pumping litres of moisture directly into the roof system
- Rusted nail tips protruding through the roof deck — condensation from trapped humidity is corroding fasteners
- Peeling exterior paint near the roofline — moisture escaping through the soffit area
